Since 2015 all commercial properties have had to have a legionella risk assessment carried out by a responsible person, this is to satisfy obligations under the Health & Safety at Work Act 1974.

Domestic rental properties now fall under this act since the requirement for stored water was reduced from 300 litres to zero in 2015.
